This Building was the first certified Passive House in New York City, it is a gut renovation of an 1899 brownstone. It won an International Passive House Design Award and included a third story addition and a new rear façade

In addition to consuming approximately 90% less energy than the average home, the building also achieves impressive air tightness which helps to further reduce its energy consumption. Renewables such as solar thermal panels and solar photovoltaic panels help to supply remaining energy needs. There is no gas service to the home.

Status: Built

"Passive House" is an important building standard that brings efficiency and comfort together.  New York City has a growing number of these new, state of the art buildings that save money and the climate. Also known as Passivehaus (this standard has German roots), several of the newest buildings came from this national database, Passive House Projects. This map is made by Green Map System's own local Green Map NYC project. We created our first Passive House Green Map in 2013, and in summer 2025, 50 buildings were added and/or updated by Simone Reckhaus, our intern from University of Bologna in Italy.
