Located along the beachfront in the Rockaways, Beach Green Dunes I (completed in 2019) and Beach Green II (completed in 2020) deliver 228 sustainable and resilient affordable units to a neighborhood with a high risk of flooding. The Building is oriented to allow for the majority of the units to have views to the Atlantic Ocean.

The building is built to PHIUS Passive House. BGD employs brick and EIFS envelope strategy, and a mechanical system comprising a ground source heat-pumps and high-efficiency ERVs, which greatly reduce carbon emissions while addressing the risks from higher temperatures, power outages and increased flooding.

"Passive House" is an important building standard that brings efficiency and comfort together.  New York City has a growing number of these new, state of the art buildings that save money and the climate. Also known as Passivehaus (this standard has German roots), several of the newest buildings came from this national database, Passive House Projects. This map is made by Green Map System's own local Green Map NYC project. We created our first Passive House Green Map in 2013, and in summer 2025, 50 buildings were added and/or updated by Simone Reckhaus, our intern from University of Bologna in Italy.
